Editor’s Note: Kevin Woodhurst was a gifted and beloved swimming pool professional, whose contributions spanned all phases of the business from building to service to retail. Before he died in October, he sent me this story for builders thinking of making the move from residential to commercial construction. We humbly present it now in honor of this admired veteran of our trade who has taken his place in the pool and spa industry pantheon.
So, you’re a good backyard pool builder, and you want to jump into the semi-public/commercial swimming pool market. Now what?
Transitioning from building residential swimming pools to building commercial swimming pools can be an exciting career venture for pool builders. However, it is important to understand the key differences, challenges, and requirements that come with constructing commercial pools. In this article, I’ve tried to summarize some of the steps and the necessary changes in mindset that must accompany such a move. The outline is meant to help you explore the transition process, provide tips and insights, discuss the perils and requirements, and point the way toward becoming a successful commercial swimming pool builder.
1. UNDERSTANDING THE TRANSITION PROCESS
Transitioning from residential to commercial pool construction involves several important steps:
A. Research and education. Begin by thoroughly researching the commercial pool industry, including regulations, trends, and best practices. Understand the unique requirements and standards that apply to commercial pools.
B. Networking and partnerships. Establish connections with professionals already involved in commercial pool construction. Collaborating with experienced contractors or subcontractors can provide valuable guidance and support during the transition.
C. Business planning and investment.
Develop a comprehensive business plan that outlines financial projections, marketing strategies, and target markets. Consider the additional resources, manpower, and equipment needed for commercial projects and allocate sufficient funding accordingly.
D. Training and certification. Enhance your knowledge and expertise by pursuing relevant certifications or attending industry-specific training programs. This will demonstrate your credibility and commitment to delivering high-quality commercial pool projects.
2. TIPS FOR BECOMING A SUCCESSFUL COMMERCIAL POOL BUILDER
As you grow into the new role, here are some things to keep in mind:
A. Specialize. Focus on acquiring expertise in designing and building a specific type of commercial pool. Work to understand the needs and preferences of those clients, whatever target you’ve chosen.
B. Learn and comply with regulations and codes. Commercial pool construction is subject to various regulations and codes imposed by local authorities, health departments, and safety organizations. Stay updated with these requirements and ensure strict compliance throughout the construction process.
C. Develop strong project management skills. Commercial pool projects are often complex and involve multiple stakeholders. Effective project management is crucial to ensure timely completion, budget adherence, and client satisfaction. Invest in project management tools and techniques to streamline operations.
D. Embrace sustainable and energy- efficient practices. Commercial clients are increasingly concerned about environmental impact and operational costs. Incorporate energy-saving technologies and eco-friendly design elements into your pool projects to attract environmentally conscious clients.
E. Build a reputable portfolio and client base. Focus on delivering exceptional craftsmanship and customer service to build a positive reputation within the commercial pool industry. Happy clients will provide valuable testimonials and referrals, expanding your network and attracting new business opportunities.
3. PERILS, LICENSING, AND PERMITTING
Building commercial swimming pools involves potential challenges and risks. Some perils to consider include:
A. Increased complexity. Commercial pool projects often involve larger scale construction, intricate designs, and complex systems. This complexity can increase the likelihood of errors or delays if not managed properly.
B. Liability and legal concerns. Commercial pool builders face greater liability exposure due to the higher volume of users and more stringent safety regulations. Secure appropriate insurance coverage and consult with legal experts to mitigate these risks.
C. Licensing and permitting. Research and comply with the licensing requirements specific to your location. Obtain the necessary permits for constructing commercial pools, which may include approvals from health departments, building authorities, and zoning boards.
4. QUALITIES OF A GOOD COMMERCIAL POOL BUILDER
Several qualities are essential as a foundation for a good commercial builder.
A. Expertise and experience. Over time, develop a deep understanding of commercial pool construction techniques, materials, and equipment. Hands-on experience in managing complex projects will instill confidence in clients.
B. Attention to detail. As an already- successful residential builder, you know that attention to detail is crucial to ensure the successful delivery of high-quality pools. Commercial pool projects take that to the next level, requiring meticulous planning, precise execution, and strict adherence to design specifications.
C. Strong communication and collaboration skills. Effective communication with clients, subcontractors, and other stakeholders is vital throughout the project. The ability to collaborate and coordinate efforts ensures smooth operations and timely completion.
D. Commitment to safety. Commercial pools must comply with stringent safety standards and health regulations. A responsible commercial pool builder must know these by heart and ensure compliance without compromise.
E. Business acumen and customer- centric approach. Building strong client relationships, understanding their needs, and delivering exceptional customer service are key factors in becoming a successful commercial pool builder. Strong business skills, including marketing, financial management, and strategic planning, are crucial for long-term success.
5. PRACTICAL STEPS
To start and grow a flourishing career as a commercial pool builder, follow these steps.
A. Gain experience. Your residential pool construction experience has developed foundational knowledge and skills, and these will serve you well, but now you have to win that first commercial pool contract. And then the second. And the third. There’s no substitute for commercial pool experience.
B. Education and training. Pursue relevant certifications or academic programs focused on commercial pool construction. This will enhance your expertise and increase credibility. If there were ever a time to get serious about your industry education, now is the time to get after it.
C. Establish a network. Build relationships with professionals already involved in commercial pool construction, such as architects, engineers, and suppliers. Their guidance and support can prove invaluable during the transition. Even with this in mind, you will see plans that don’t meet code or specific requirements, and you must be mentally ready to intercede.
D. Obtain licensing and permits. Research and understand the licensing requirements specific to your location. Apply for the necessary licenses and permits required for commercial pool.
E. Develop a business plan. Create a detailed business plan that outlines your goals, target market, marketing strategies, financial projections, and operational plans. This will serve as a roadmap for your business and help you stay focused and organized.
F. Secure financing. Determine the financial resources needed to start your commercial pool building business and explore different options for securing funding. This may include personal savings, loans, investors, or partnerships. These projects often pay out differently than your residential projects so you must adapt.
G. Set up your commercial business. Register your business with the appropriate authorities, obtain insurance coverage, and establish a professional presence. This can include creating a website, setting up a physical office or showroom, and developing marketing materials.
H. Market your services. Utilize various marketing strategies to promote your commercial pool building services. This can include online advertising, social media marketing, attendance at trade shows or industry events, and leveraging word-of-mouth referrals.
I. Build a strong team. As your business grows, hire skilled and experienced professionals who can contribute to the success of your projects. This may include architects, engineers, project managers, pool technicians, and administrative staff. A commercial PM is going to need to know far more about construction than many residential PM’s. Plan accordingly.
J. Deliver exceptional quality. Strive for excellence in every aspect of your work. Focus on delivering high- quality construction, using premium materials, and providing excellent customer service. Satisfied clients will not only be likely to recommend your services but may also provide valuable testimonials and referrals.
Remember, building a successful career as a commercial pool builder requires continuous learning, staying updated with industry trends and advancements, and consistently exceeding client expectations. By following these steps and maintaining a strong work ethic, you can establish yourself as a reputable and sought- after professional in the field of commercial pool construction.
In closing, if you’ve made it to this point in the article and you’re seriously considering this endeavor, give one more thought to the risk involved, as it could potentially make or break your business.
